1. Agreement to Terms

These Terms of Service ("Terms") constitute a legally binding agreement made between you, whether personally or on behalf of an entity ("you") and Stravix ("we," "us" or "our"), concerning your access to and use of our rental assistance services in Singapore.

You agree that by accessing our services, you have read, understood, and agree to be bound by all of these Terms. If you do not agree with all of these Terms, then you are expressly prohibited from using our services and must discontinue use immediately.

We reserve the right, in our sole discretion, to make changes or modifications to these Terms at any time and for any reason. We will alert you about any changes by updating the "Last updated" date of these Terms, and you waive any right to receive specific notice of each such change.

2. Services

Stravix provides rental assistance services in Singapore, including but not limited to apartment selection, contract verification, and rental consultations. Our services are intended to assist clients in finding suitable rental properties and navigating the rental process in Singapore.

We are not a real estate agency, and we do not directly lease, sell, or manage properties. Our role is advisory and assistive in nature. We do not guarantee specific outcomes or results from the use of our services.

2.1 Scope of Services

Our services may include:

  • Property search and selection based on client requirements
  • Arrangement of property viewings
  • Rental market analysis and advice
  • Lease agreement review and explanation
  • Negotiation assistance
  • General guidance on the rental process in Singapore

2.2 Service Limitations

Unless explicitly agreed upon in writing, our services do not include:

  • Legal representation or advice
  • Financial guarantees or loans
  • Property management services
  • Moving or relocation services
  • Home maintenance or repair services

3. Fees and Payment

Fees for our services will be agreed upon before any services are provided. Payment terms and methods will be specified in our service agreement.

All fees are non-refundable unless otherwise specified in writing. We reserve the right to change our fees at any time, but any changes will not affect services already contracted for.

3.1 Payment Schedule

Unless otherwise agreed, our standard payment schedule is:

  • 50% deposit upon engagement of our services
  • Remaining 50% upon successful completion of the agreed services

3.2 Late Payments

Late payments may incur additional fees. Any invoice not paid within 30 days of issuance may accrue interest at a rate of 1.5% per month on the outstanding balance.

4. Client Responsibilities

To effectively provide our services, we require clients to:

  • Provide accurate and complete information regarding their requirements, preferences, and budget
  • Promptly respond to communications and requests for information
  • Attend scheduled property viewings or provide adequate notice of cancellation
  • Review documents sent for approval in a timely manner
  • Make decisions and provide feedback in a timely manner
  • Disclose any relevant information that may impact the rental process

Failure to meet these responsibilities may affect our ability to provide services effectively and may result in additional fees or termination of services.

5. Intellectual Property Rights

Unless otherwise indicated, the website and all content, features, and functionality are owned by Stravix, its licensors, or other providers of such material and are protected by copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws.

You may not reproduce, distribute, modify, create derivative works of, publicly display, publicly perform, republish, download, store, or transmit any of the material on our website without our prior written consent.

6. Confidentiality

We respect the confidentiality of all client information. We will not disclose any personal or financial information provided to us by clients, except as necessary to perform our services or as required by law.

Clients agree to maintain the confidentiality of any proprietary information, methodologies, or business practices disclosed to them during our service relationship.

7. Disclaimer of Warranties

Our services are provided on an "as is" and "as available" basis, without any warranties of any kind, either express or implied. We do not guarantee that our services will meet your specific requirements, be uninterrupted, timely, secure, or error-free.

We make no warranties regarding the accuracy or reliability of information obtained through our services, including property listings, market data, or legal interpretations.

8. Limitation of Liability

To the fullest extent permitted by applicable law, in no event will Stravix, its affiliates, or their licensors, service providers, employees, agents, officers, or directors be liable for damages of any kind, under any legal theory, arising out of or in connection with your use of our services, including but not limited to personal injury, pain and suffering, emotional distress, loss of revenue, loss of profits, loss of business or anticipated savings, loss of use, loss of goodwill, loss of data, and whether caused by tort (including negligence), breach of contract, or otherwise, even if foreseeable.

9. Termination

We may terminate or suspend your access to our services immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach these Terms.

Clients may terminate services by providing written notice, subject to the payment of any fees for services already rendered and any applicable termination fees as specified in the service agreement.

10. Governing Law

These Terms shall be governed by and defined following the laws of Singapore. Stravix and yourself irrevocably consent that the courts of Singapore shall have exclusive jurisdiction to resolve any dispute which may arise in connection with these terms.
